Staff is very friendly, especially Joe! I’ve been coming here, ordering breakfast sandwiches for almost 2 years. And they’re bomb!!! Ordered an Italian sub today as well, but have yet to try it! I’m sure it’ll be just as good. Prices are also very affordable ;)

Attending a concert at the Leader Bank Pavilion. Arrived early to grab a quick bite to eat. J Pace was quick, easy, friendly and affordable. The "Seaport" haddock sandwich was fantastic. Will definitely stop in again.

I mean the place isn’t run by Italians. Seems to me mostly Spanish speakers in there. The sandwich was still enjoyable tho. I got the YOLO sandwich which was essentially an Italian sub. Was a good sub, average price for a sandwich.

There isn’t a lot of food within that price in the seaport rn. So is good to have some cheaper options.

J Oace is one of the better options in the area for food. The area in my opinion is limited compared to the city however, if you want a fairly decent sandwich this place will fit your needs. There is also seating within the sandwich shop/variety store if you wanted to stay in.
