    After many decades away, my sister and I returned to Fort Erie to prepare our family home for sale. We asked many long time Fort Erie friends if they’d give us their lists of their top 3 choices of real estate agents. No two lists were the same except for one name that appeared on every one — Ray Rosettani.

    We weren’t quite ready to list the house but we contacted Ray to begin discussions. He suggested we meet that afternoon and talk about the work we were planning to do on the house prior to listing — with his knowledge of the local real estate market, he might be able to steer us away from unnecessary projects and instead suggest crucial ones. He was right. His walk through the house was thorough, informative, respectful, and his suggestions saved us time and money. Although he met with us just a few hours after we reached out to him, he brought historical photographs of the house that we had never seen, extensive and timely information about the local real estate market, and the details of a number of comparable listings. He had done substantial homework. We were impressed but, at the time, it was easy to write this off as "agent trying to get a listing." It was after he had the listing that Ray really began to prove why he was on everybody's list of favorite agents in the first place.

    I’ll skip to the end and say that our house sold, we’re very happy, the process had all of the ups and downs of a typical listing, and Ray expertly guided us through it from start to finish. None of that was surprising. What set Ray apart, however, was his 3am work, the restless brainstorming which he applied to our listing, and, I suspect, all listings. Even when there wasn’t anything pressing for him to do, he was still researching, still evaluating whether or not the listing continued to be well positioned as the market fluctuated, and still working on alternative ways to get the listing in front of more potential buyers. His use of online marketing platforms was exceptional. He kept us informed and updated throughout. We had a feeling that our 100 year old house would take time to find the right buyer, and Ray found that buyer. Rather than slap a SOLD sign on the house and move on to his next listing, he instead kept arranging showings just in case the buyer wasn’t able to complete the purchase. And when that first offer fell through, Ray already had another one ready as a backup.

    In the end, Ray and his great team secured six offers on our house, all while being ever mindful of the fact that it’s not just a house, it’s the home of five decades of our family’s memories. From that first day when he arrived so well prepared, to the day the sale closed, and beyond, his approach extended well past basic professionalism. It’s the difference between somebody who just does their job, and somebody who truly loves it. In our experience, there is no mistaking that Ray Rosettani is the latter, and for that, we are forever grateful.

    A few years ago I moved to the Niagara Region and Ray was helping me find a place to live. Unfortunately I ended up going with a new build and Ray was not able to help further but I was very pleased with the experience and kept his name in the back of my mind.

    Recently I decided to see if I could upgrade from my current town house and reached out to several neighbourhood realtors, including Ray. While they all came by my place and did a walk through, the thing that stood out for me with Ray was that he knew the neighbourhood. A similar house to mine had sold for a very low price and Ray was aware of the entire situation even though he was not the realtor selling that property. He made it clear to me not to worry and then discussed a range of pricing that he felt I could get for my house. He discussed the pro's and con's of listing at both the higher end and lower end of that range.

    In the end I chose to have Ray sell my house. He was right on time for all appointments, explained everything in detail and left me a contract upon me signing it.

    Very quickly I had someone interested in the property. His assistant Holly was great communicating details with me and getting my okay for showings. I quickly ended up with an offer that Ray spent quite some time explaining to me, keeping me calm (this was my first time selling) and guiding me in a professional manner.

    Ray kept in touch with me throughout the entire process, including on the closing date. Whenever I had a need to communicate with Ray, it was simple and he was quick to get back to me if he wasn't immediately available. Whether it be by text message, email or a phone call, it didn't matter. Ray was always there.

    At the end of the day, my house was sold for $25,000 more than the other realtors felt I could get for my house. I recommended Ray to a friend who used him as well and sold his house within a few days for a very good price as well.

    I cannot recommend Ray enough. If you want someone who tells the truth, is accurate, knows Fort Erie and is heavily involved in the community and will do everything legal and honest to sell your house, Ray is the guy!
